The Lane Cove River and Lane Cove National Park wrap around it, the streets sit under a heavy tree canopy, and a lot of the housing is timber-framed: Federation homes, Californian bungalows, mid-century houses and weatherboard cottages, with decks, pergolas and timber windows that take the brunt of the weather. South-facing and tree-shaded walls dry slowly, hold moisture and grow mould and lichen, and that is usually where an old paint job fails first. We wash down, treat the growth and use the right primers and films so it does not bleed straight back through the new coat. Leaf litter and sap on roofs, gutters and eaves get cleared as part of the prep, not painted over.

Painting a unit, a common stairwell or a shopfront here means working alongside strata managers or around trading hours, managing shared access and keeping disruption low.
