Sylvania Waters is not a typical Sutherland Shire suburb to paint, and the reason is the way it was built. The estate was reclaimed from Gwawley Bay and developed by L.J. Hooker through the 1960s across three artificial islands, with the streets named after Australian rivers, Murrumbidgee, Shoalhaven, Hawkesbury and Tweed among them, and Belgrave Esplanade running the length of the suburb between Tom Uglys Bridge and the Captain Cook Bridge. It is one of the only suburbs in Sydney that sits completely level, street to water, so most homes have their back door, a pontoon or a deep-water jetty right on the canal. Two things shape the painting work here.
On the waterfront elevations, the constraint is the water itself. The rear and side walls that face the canal take constant moisture and salt drift off Gwawley Bay and the Georges River, far more than a street-facing wall a few suburbs inland. Left in a standard exterior coat, those elevations chalk, blister and lift early. We specify exterior systems built for that estuarine exposure, prep the salt-affected surfaces back to a sound base, and plan access around the jetties, pontoons and narrow rear setbacks that come with a flat waterfront block.
On the rest of the home, the constraint is the rebuild cycle. Sylvania Waters has one of the most active renovation and knockdown-rebuild markets in the Shire, and the original estate homes are steadily being reworked into contemporary waterfront residences.
